Roof Financing in Florida: Real Options When You Need a Roof Now
2026-07-20 · Noland's Roofing
Roof financing options in Florida come down to five real choices: contractor financing arranged through your roofer, a home equity loan or HELOC, a personal loan, a credit card, or a PACE assessment repaid on your property tax bill. Most homeowners we sit down with qualify for at least one of them, even with bruised credit. The right one depends on how fast you need the roof and what the money costs you over time.
We're Noland's Roofing, family-owned, with offices in Clermont, Orange City, and Bradenton, and this is a conversation we have at kitchen tables every week. Here's the whole map, including the parts that don't make us a dime.
Get your real number before you shop for money
You cannot make a smart borrowing decision without knowing what the roof actually costs. Our free instant estimator satellite-measures your actual roof and shows a real price range in about 30 seconds, without waiting on an appointment. That number, not a ballpark guess, is what you take into any financing conversation.
We also publish our asphalt shingle replacement pricing, which almost nobody in this business does. It's priced per square foot of effective roof area (the measured roof surface plus 10 percent for waste), which is how roofs actually get bid. That's roof area, not house square footage, and these rates are for asphalt shingle replacement only, not metal or tile.
| Tier | Rate per effective sq ft | Example: 2,500 sq ft effective roof |
|---|---|---|
| Good | $3.90 | $9,750 |
| Better | $4.21 | $10,525 |
| Best | $4.88 | $12,200 |
| Elite | $5.27 | $13,175 |
For scale: a roof that measures about 2,273 square feet works out to roughly 2,500 effective square feet once waste is added. And a real-world 3,300-effective-square-foot roof prices out right around $12,850 on our Good tier.
Why does this matter for financing? Because the number changes the plan. If you assumed you needed $20,000 and the estimator says $11,000, you might not need to touch your home equity at all. If you have $8,000 saved, you now know you're financing a $3,000 gap, not a whole roof. You borrow against reality instead of fear, and you stop being an easy mark for anyone whose sales pitch depends on you not knowing the price. Run your address at estimate.nolandsroofing.com before you talk to any lender, including ours.
The honest map of your options
Seven ways to pay for a roof, honestly ranked: cash, contractor financing, a home equity loan or HELOC, a personal loan, a credit card, a PACE assessment, and lease-to-own products sold as no credit check financing. The cheapest money is usually the slowest, and the fastest money is usually the most expensive. That trade shapes every row below.
| Option | How fast | Typical fit |
|---|---|---|
| Cash or savings | Immediate | Anyone who can swing it without draining the emergency fund; zero financing cost |
| Contractor financing (our partners: Sunlight Financial, GreenSky®) | Apply during the estimate or online; decision typically fast | Homeowners who need the roof now and want one appointment to handle roof and money |
| Home equity loan or HELOC | Weeks: appraisal and closing take time | Homeowners with equity who can wait and want the lowest long-term cost |
| Personal loan | A few days at most banks and credit unions | Decent credit, no usable equity, or you'd rather not put the house up as collateral |
| Credit card | Immediate | Small repairs, or a short bridge you'll pay off within a statement cycle or two |
| PACE assessment (our partner: Ygrene) | Days to weeks | Homeowners without the credit or equity for a conventional loan, or who want storm hardening with no money upfront — in exchange for an assessment that stays with the property |
| Lease-to-own / "no credit check" | Fast | Almost nobody: usually the most expensive way to put on a roof |
No single row is right for everyone. A retired couple with a paid-off house and a leaking roof has a different best answer than a young family two years into a mortgage. The table is the menu; the next few sections are the honest waiter telling you what's actually good.
How our contractor financing works
We arrange financing through our partners Sunlight Financial and GreenSky®, and the whole thing can happen during your estimate appointment. You apply on the spot, the decision typically comes back fast, and if you're approved the project can move forward without a second trip to a bank. One visit covers the roof and the money.
Sunlight runs fixed-APR installment plans from 60 to 240 months, alongside three-month deferred-interest promotional options; GreenSky offers a fixed 9.99% APR over 120 months or a 12-month no-interest, no-payment promo. Rates move, so the current plan grid and every required disclosure live on our financing page rather than in this post. All of it is subject to credit approval, and none of it carries over to the PACE option described below, which is priced by the PACE administrator instead. Whichever you pick, you'll get the actual terms from the lender in writing before you sign.
What we won't do is print rates and terms in a blog post. They change, they depend on your situation, and any specific number we published today would be wrong for somebody tomorrow. Your actual terms come from the lender, in writing, before you sign anything, and you should read them at your own kitchen table, not with a salesperson watching you.
We'll also say the quiet part: financing is not free money. A monthly payment that feels comfortable can hide a total cost that isn't. When you get the paperwork, look at two numbers, the monthly payment and the total of all payments, and decide with both in view. Details on how our process works are on our financing page.
Home equity, personal loans, and credit cards, compared
A home equity loan or HELOC is usually the cheapest borrowed money because your house secures it, and that is also its risk. A personal loan costs more but leaves the house out of it. A credit card is the most expensive of the three and only makes sense as a short bridge.
When people search for a roof loan in Florida, most of what they find is one of these three products wearing different marketing. Here's the plain version of each.
Home equity loan or HELOC. Secured by the house, so lenders offer their best pricing here. The catch is time. Appraisal, underwriting, and closing typically run weeks, which is a long wait when your roof is leaking through a July thunderstorm. If your roof problem is urgent, equity money often arrives too late to be the first dollar in. Some homeowners bridge with a repair now and refinance the replacement into equity later.
Personal loan. Unsecured, so it costs more than equity money, but it usually funds in days and the house isn't collateral. Fixed payments, fixed payoff date, no appraisal. It lives or dies on your credit profile, which is why the bad-credit section below exists.
Credit card. Fine for a $900 repair. Dangerous for a $12,000 replacement. Promotional periods end, and carrying a roof on revolving credit is the slow-motion version of overpaying for it. If a card is your only option for a full replacement, that's a signal to look harder at the other rows in the table, not to swipe.
The truth about no credit check roof financing
No credit check roof financing almost always means one of two things: a lease-to-own arrangement where a company holds an interest in the roof until you finish paying, or a high-cost product priced for the lender's risk rather than your budget. Nobody hangs shingles for free. If credit isn't checked, the cost moved somewhere else.
We're not going to name vendors, because the products change names faster than we could update this page. Instead, here are the three questions that expose any of them in five minutes:
- What is the total of all payments? Compare it to the cash price of the roof. On lease-to-own products the gap can be startling.
- Who holds a lien or ownership interest, and on what? Some arrangements attach to the roof or the home until the last payment clears.
- What happens if I miss a payment? Get the answer in writing, not across a folding table.
PACE deserves a proper explanation rather than a footnote, because it's the one option on this list that doesn't run on your credit score — and because it's a program we participate in directly.
PACE stands for Property Assessed Clean Energy. It finances energy-efficient and storm-resistant improvements — storm-proof roofs, impact-resistant windows, energy-efficient HVAC, insulation, solar — through your property taxes rather than through a loan in your name. Qualification leans on your home equity and property tax history instead of a credit score, and there's often no money required upfront. The cost is added to your property tax bill and repaid over time at a fixed, predictable rate. The program has several administrators; we've partnered with Ygrene.
The trade-off is structural, and you should understand it before signing: PACE is secured by a first priority lien on your property, which takes precedence over other existing liens including mortgages, and because repayment rides on the property tax bill, the assessment attaches to the home rather than to you. Florida law requires sellers to disclose a PACE lien to buyers before a contract is signed, and some lenders — including those backed by Fannie Mae and Freddie Mac — may require full repayment as a condition of refinance or sale. That matters if you plan to sell or refinance within the repayment window, and a payment that lands inside an escrow account will change your monthly mortgage figure. None of that makes PACE a bad deal — it makes it a different deal. For a homeowner who needs a storm-worthy roof now and can't clear a conventional underwrite, it's frequently the only path that actually works. Ask us for the total of all payments alongside the monthly figure, the same as you should with any lender, and decide with both numbers in view.
How to pay for a roof when you can't afford it
When the full replacement is out of reach, the order of operations is: stop the water, buy time, then finance the real fix. A targeted repair or a proper dry-in can hold a roof for months while you line up money. Paying for a repair now beats financing interior damage later.
This is the conversation nobody puts on their website, so here it is. A few hundred dollars of storm repair (replaced shingles, sealed flashing, a proper tarp done right) is not a wasted expense. It's the cheapest financing there is: it buys you months to save, to wait out a HELOC closing, or to rebuild credit enough for a better loan.
Second: run the estimator and price the Good tier, not the top of the line. Good is a complete, professionally installed asphalt shingle roof at $3.90 per effective square foot. It's our entry tier, not a lesser roof. The difference between Good and Elite on a 2,500-square-foot effective roof is $3,425, and for a family stretching to afford a roof at all, that difference is the whole ballgame.
Third: know your actual gap. "I can't afford a roof" usually means "I can't afford the number in my head." If the real number is $9,750 and you have $6,000, the problem is a $3,750 loan, a much smaller and more solvable problem than the one you were losing sleep over.
Roof financing with bad credit: the honest paths
Bad credit narrows the menu but doesn't empty it. Apply for contractor financing anyway and let the lender tell you no instead of telling yourself. Beyond that: a co-borrower with stronger credit, a credit union where you have history, a smaller repair-first scope, or a secured option you enter with open eyes.
Here's what we won't do: tell you your approval odds. That's the lender's decision, made on your actual file, and any roofer who guarantees approval before an application exists is selling something other than roofing. What we can tell you is what works for the homeowners we see.
Credit unions are underrated for roof financing with bad credit. If you've banked somewhere for ten years, that history is data a national lender never sees, and loan officers at member-owned institutions can weigh it. A co-borrower (a spouse, an adult child, a parent) changes the application entirely, as long as everyone understands they're equally on the hook.
And shrink the ask. A lender who declines $13,000 may approve $5,000. Financing a substantial repair now, then replacing the roof in eighteen months with better credit and some savings, is a legitimate plan, not a failure.
What we'd steer you away from is grabbing a lease-to-own deal out of panic. Bad credit makes you the exact customer those products are priced for. Slow down, ask the three questions from the section above, and remember the water can be stopped for a lot less than a replacement while you work the problem.
What your carrier does and doesn't cover
Your carrier covers sudden storm damage (wind, hail, a tree through the deck), not a roof that wore out on schedule. If a storm caused the problem, a claim may fund most of the replacement and your out-of-pocket becomes the deductible. If the roof simply aged out, financing is on you.
Two things Florida homeowners should know. First, get storm damage documented quickly and properly. Dates, photos, and a professional assessment matter, and that's part of what we do on a storm repair visit. Second, Florida law prohibits contractors from waiving, absorbing, or rebating your deductible. Anyone offering a "free roof" by eating the deductible is proposing something illegal, and homeowners have gotten burned standing next to contractors who played that game. Walk away.
One honest note that ties back to financing: even a fully approved claim leaves you with the deductible, and on many Florida policies that's a real number. Financing the deductible with one of the smaller tools above, a short personal loan, even a card you'll clear quickly, is a legitimate and common move.
The deposit conversation: protect yourself
Never hand a roofer a large cash deposit. In Florida, a contractor who takes more than 10 percent of the contract price up front is required to apply for permits within 30 days, and reputable companies structure payments around delivered work, not promises. Money should follow materials and labor onto your roof.
The pattern behind most roofing horror stories isn't bad shingles; it's money paid for work that never started. A big deposit reverses the leverage: once your cash is in someone else's truck, your leverage rides along with it. Legitimate financing helps here too, since funds move through a structured process instead of a personal check on day one. Whatever way you pay, the payment schedule belongs in the written contract, tied to milestones you can see from your driveway.

Quick answers
What are my roof financing options in Florida?
Five real options: contractor financing arranged through your roofer, a home equity loan or HELOC, a personal loan, a credit card for small jobs, or a PACE assessment repaid on your property tax bill. Cash is cheapest, contractor financing is usually fastest, and lease-to-own products marketed as no-credit-check are usually the most expensive.
Does Noland's Roofing offer financing?
Yes, through three partners. Sunlight Financial and GreenSky® are credit-based loan programs offering fixed-APR installment plans and deferred-interest promotional options. Ygrene PACE is a different product: it puts the cost on your property tax bill and requires no minimum credit score, because approval is based on your home's equity and ability to repay. Each partner's rates are that partner's only. Exact terms come from the lender in writing before you sign anything. Current plans and disclosures are on our financing page.
Can I get roof financing with bad credit?
Sometimes. Apply for contractor financing and let the lender decide. Approval is their call, not a promise anyone should make in advance. Other paths: a co-borrower with stronger credit, a credit union where you bank, or financing a smaller repair first. Be careful with lease-to-own offers; they are usually the costliest option.
Is no credit check roof financing real?
It exists, but read the fine print. No credit check almost always means lease-to-own (a company holds an interest in the roof until you finish paying) or a high-cost product priced for lender risk. Compare the total of all payments against the cash price before signing; the gap is often startling.
How much does a new asphalt shingle roof cost in Florida?
Our published rates run $3.90 to $5.27 per square foot of effective roof area (the measured roof plus 10 percent waste) across four tiers. A 2,500-square-foot effective roof runs $9,750 on Good and $13,175 on Elite. Our free estimator satellite-measures your actual roof and shows a range in about 30 seconds.
Will my carrier pay for my roof replacement?
Only if sudden storm damage caused it: wind, hail, or falling debris. A roof that wore out from age is a maintenance cost, not a claim. If a storm is involved, get the damage documented promptly, and remember Florida law prohibits contractors from waiving or absorbing your deductible.
How much deposit should I pay a roofer in Florida?
Keep it small. Florida law requires a contractor who takes more than 10 percent up front to apply for permits within 30 days, and reputable roofers tie payments to delivered work: materials on site, labor performed. A demand for a large cash deposit before anything happens is a walk-away signal.
