Can a tile roof be repaired?
Usually, yes, when the damage is limited to cracked, broken or slipped tiles, or to a localized flashing leak. The technician lifts the surrounding tiles, checks the underlayment beneath, and replaces the damaged tiles with matching or salvaged ones. If the underlayment has failed across the roof, re-laying tile won't stop the leaks.
A few damaged tiles don't mean the whole roof needs replacing. Equally, replacing the visible tile alone may not fix a leak beneath it. If water is coming in now, start with roof leak repair or our general roof repair page.
Concrete, clay and barrel tile: what differs in a repair
- Concrete tile: the most common tile on Central Florida homes. Heavier, and the color can weather differently from a new replacement tile, so matching matters for visible spots.
- Clay tile: holds its color well but is more brittle, so lifting tiles around a repair takes care to avoid breaking more of them.
- Barrel tile: the curved “S” or two-piece profile. Repair works the same way, but the profile is harder to match when a color is discontinued.

Matching old tile
Sometimes it can be matched exactly; sometimes it can't. Discontinued colors and profiles are hard to match. Salvaged tiles from a hidden area, like the back slope or under a patio cover, can be moved to the visible spot, with the closest available new tile going where it won't show. Ask for photos of the proposed match before work starts, and ask how breakage during the repair will be handled.
The underlayment is usually the real issue
The tile sheds most of the water, and the underlayment beneath keeps the roof dry. Over time the underlayment wears out, so a roof with intact tiles can still leak at the valleys, penetrations and low spots. How long it lasts varies by material and installation. When it has failed in one area, it can be replaced there with the tile lifted and reset. When it has failed across the roof, that's a tile roof underlayment replacement: the tile comes off, new underlayment and flashing go down, and serviceable tile goes back on with new tile for the broken pieces.
When replacement makes sense
- Localized repair: a few cracked or slipped tiles, or one flashing leak, with sound underlayment around it.
- Remove and reset: the underlayment has failed but the tile is serviceable and can be reused. Reuse is confirmed on the roof, not from a photo or the roof's age.
- New tile replacement: widespread broken or deteriorated tile, a discontinued profile that can't be matched, or deck damage across the roof.
Questions to settle before approving the quote
- Is the scope a localized repair, removal and reset, or replacement with new tile?
- How will matching, discontinued profiles and breakage be handled?
- Which underlayment, flashing, valleys, penetrations and roof-edge details are included?
- How will concealed deck damage be documented, priced and approved?
- Who handles applicable permits, inspections and completion records?

A tile re-roof means the gutters come down, staging goes up, and the fascia is exposed. Tile is also the roof you least want anyone walking on afterwards — every return trip is another chance to crack a tile.
Doing the gutters and fascia while the staging is already up avoids sending someone back onto a finished tile roof. The tile price does not change either way.

Can I walk on a tile roof?
No. Concrete, clay and barrel tiles crack under foot traffic, and a cracked tile can let water reach the underlayment. Look from the ground or from a window, take photos, and leave walking the roof to a roofer who knows where to step.
Can barrel tile be repaired?
Yes, in the same way as flat tile: lift the surrounding tiles, check the underlayment, then reset or replace the damaged pieces. Barrel profiles are harder to match when a color is discontinued, so salvaged tile from a less visible area is often used.
Can my roof structure support tile?
Tile is heavier than shingle or metal, so we check that your roof structure is rated to support it before recommending a tile replacement, especially on older homes originally built for a lighter roof.
