Roof Leak Repair
A ceiling stain is the end of the story — the leak started somewhere upstream, usually at flashing, a pipe boot, or one lifted shingle. We find the actual source, show you photos of it, and fix that, with a straight answer if the roof is telling us something bigger. Water coming in right now? Do this first
- Contain and protect. Bucket under the drip, valuables and electronics out of the room, towels down.
- Drain a bulging ceiling. If paint is ballooning with water, poke a small hole and let it drain into the bucket — a controlled drip beats a collapsed section of drywall.
- Photograph everything. The stain, the water, the room, the time. If a storm caused this, documentation from the first hour is worth real money with your carrier.
- Stay off the roof. Wet shingles are dangerously slick, and walking a wet roof can turn one leak into several.
- Call us. An active leak goes to the front of the line.

Where roof leaks actually start
The leak is almost never where the stain is — water travels along decking and rafters before it drops. These are the sources we find most, roughly in order:
| Source | Why it leaks |
|---|---|
| Flashing at walls, chimneys, and valleys | Metal transitions move with heat and age faster than the shingles around them — the most common culprit we find |
| Pipe boots and roof penetrations | The rubber collar around plumbing vents dries out and cracks in Florida sun years before the roof itself is done |
| Nail pops and fastener backs-out | A single backed-out nail leaves a hole that wicks water under the shingle above it |
| Wind-lifted or missing shingles | One storm-lifted tab exposes the underlayment, which was never meant to be the waterproof layer for long |
| Skylights and their flashing kits | Usually the seal or flashing around the skylight, not the glass — and often fixable without replacing the unit |
| Clogged or failed gutters | Water backing up at the roof edge works under the first shingle course and rots the fascia it sits on |
That last row is why we look at gutters and fascia on every leak call — the roof edge is one system, and sometimes the “roof leak” is the edge failing, not the field.
Repair the leak, or replace the roof?
If the damage is one boot, one flashing run, one section — repair is the honest call, and that’s what we’ll quote. If the roof is failing in different places for the same reason (age), patching each leak as it appears is the expensive way to buy a replacement one year at a time. We’ll show you what we found in photos and tell you which side of that line your roof is on; the repair-or-replace guide walks through how we make that call. And because our reroofing price is public, you can check the worst case yourself in about 30 seconds with the free instant estimator — before anyone is standing in your kitchen.
One more thing most roofers leave behind: the ceiling. Drywall repair is part of our renovation scope, so the stain the leak left doesn’t have to outlive the leak.

Who repairs roof leaks near me in Central Florida?
Noland's Roofing repairs leaks from three offices — Clermont at (352) 242-4322, Orange City at (386) 456-6500, and Bradenton at (941) 909-2525. Someone answers the phone around the clock, the inspection that finds the leak is free, and the crew that inspects your roof is the crew that fixes it.
How much does roof leak repair cost?
Repairs are priced per job after a free inspection, because the honest number depends on what's actually leaking — a pipe boot is a different job than a valley. What we won't do is guess over the phone or pad a repair into a replacement pitch. If replacement is genuinely the right call, that price is public: $3.25 per square foot of effective roof area.
What should I do while I wait for a roofer?
Contain the water with a bucket and move anything valuable out from under the drip. Photograph everything — the ceiling stain, the water, the room — with timestamps. Poke a small hole in a bulging paint blister to drain it before the ceiling sags. And stay off the roof: wet shingles are how homeowners get hurt.
Why is my roof leaking when it hasn't rained?
If the ceiling stain grows without rain, the water usually isn't coming through the roof at all — the common culprits are an AC condensate line, attic condensation, or a plumbing leak above the ceiling. It still deserves prompt attention, and a roof inspection rules the roof in or out so you're fixing the right thing.
Will a small roof leak wait until later?
No. Water works downward — decking first, then insulation, then drywall — and every week adds to the repair bill on materials that aren't roofing. A leak that shows on the ceiling has usually been running inside the roof for a while already. Small leak, small bill; old leak, big one.
Does homeowners insurance cover a roof leak?
Generally, sudden storm damage is the kind of thing carriers cover, and gradual wear is the kind of thing they don't — your policy is the authority. What helps either way is documentation, which is why we photograph what we find during the inspection and give you a plain written picture of the cause.
