Reroof, roof-over, replacement — what each word means
The words get used loosely, and the difference is worth real money:
- Roof replacement (tear-off). The old covering comes off down to the decking, damaged wood gets found and fixed, then new underlayment, drip edge, and shingles go on. This is what “reroofing” means at Noland’s.
- Roof-over (layover). New shingles installed on top of the existing layer. Cheaper on day one because there’s no tear-off — and it covers up the one thing worth knowing about an old roof: the condition of the deck underneath.
- Repair.Fixing a specific failure — a leak, storm damage, a worn section — on a roof that still has years left. If that’s your situation, start with roof leak repair or a free inspection.
Why we tear off instead of layering over
Florida’s building code only allows a shingle-over-shingle roof-over in narrow circumstances — never over two existing layers, and never over a water-damaged roof. But even where a layover is technically legal, it’s usually a false economy here. The second layer traps more heat in a climate that already punishes shingles, adds weight the structure wasn’t asked about, and — most importantly — skips the deck inspection. Rotted decking found during tear-off costs a plywood sheet to fix; rotted decking sealed under a fresh layover costs you a second reroof.

What is reroofing?
