Code, permits, and the 25% rule

A replacement is permitted work everywhere we operate, and current Florida code asks more of a roof than the code most existing roofs were built under — deck attachment and a secondary water barrier in particular. That is why a replacement is the moment those features get upgraded, and it is worth documenting afterwards.

If you are repairing rather than replacing, Florida’s 25% rule decides when a repair legally becomes a replacement — we wrote that one up against the statute. Which building department issues the permit depends on your exact address: in Lake County, Clermont, Minneola and Tavares each run their own, and only unincorporated addresses go to the county in Tavares.

How long does a roof replacement take?

Most Central Florida homes are a one to two day tear-off and install once materials are on site. Permitting and the inspection schedule usually set the calendar more than the roofing does, and that varies by which building department your address answers to.

Do I need a full replacement or just a repair?
