Restore, coat, or replace

Not every commercial roof problem needs a full tear-off. We look at your existing flat or low-slope roof and tell you honestly which way to go: a coating or restoration system to extend its life, or a full replacement if the deck and structure can't support one anymore. Restoration is the cheaper answer more often than a tear-off quote suggests, but only when the deck underneath is genuinely sound — and we will tell you when it isn't.

We also inspect commercial roofs after storms, document wind and hail damage with photos, and give building owners a clear repair-versus-replace answer before any conversation with a carrier.

Storm damage, start to finish

Finding the leak, not guessing at it

A commercial leak almost never shows up above the stain inside. This is what an actual source looks like once it’s found: a puncture in the membrane, with the ponding that kept it wet still ringed around it. You get the photo, the location and a straight answer on whether it’s a repair or the start of a bigger problem.

Four things Florida code asks of a flat roof

Most commercial roof surprises are not surprises. They are code requirements nobody mentioned until the permit was pulled.

The 25% rule applies to your building too
Repair more than a quarter of a roof section inside twelve months and Florida requires the whole section be brought up to current code — not patched back to what was there. It is the single biggest driver of a repair quote turning into a replacement, and it is worth knowing before you approve a series of small repairs.
Water has to be gone in 48 hours
A low-slope roof needs positive drainage — standing water cleared within roughly two days — plus a secondary overflow path set above the primary drains so a blocked drain does not load the deck. Ponding past that window is also the most common thing that voids a manufacturer warranty, which is why drainage gets checked before anything else on an assessment.
A reflective surface is usually required, not upsold
Central and Southwest Florida sit in the climate zones where the energy code expects a low-slope roof to be reflective. If a quote presents a “cool roof” as a premium add-on, ask whether it is actually an upgrade or simply the code minimum with a nicer name.
Wind ratings are tested assemblies, not adjectives
Uplift resistance comes from a tested assembly — deck, insulation, fastening pattern, membrane — approved as a unit with a margin of safety over the design load, not from the membrane brand alone. And FM approvals are rated in pounds per square foot of uplift, not in miles per hour, so a contractor quoting your commercial roof “rated to X mph” is describing something else.

Does a roof warranty cover hurricane damage?

Usually not. Manufacturer roof warranties — including No Dollar Limit (NDL) coverage — cover defects in the roof system itself. Wind, hail, and tornado damage are typically excluded unless a specific storm rider was purchased. In Florida that is the single most important line in the document, and most building owners have never been told it. Storm damage is an insurance question, not a warranty question.

What should I check before trusting a commercial roof warranty?

Six things: that it is issued by the manufacturer rather than the contractor; that coverage is non-prorated for the full term; that a 'no dollar limit' is genuinely uncapped and not a high cap marketed as NDL; that it transfers if you sell the building; that the maintenance obligations are reasonable (biannual inspections, not quarterly); and what voids it — ponding water past 48 hours and roof penetrations added by an uncertified party are the two most common causes.

Can a commercial roof be restored instead of replaced?

Often, yes. A roof coating or restoration system can extend the life of an existing commercial roof at a fraction of full replacement cost, if the underlying deck and structure are sound. We assess the roof honestly and tell you which option makes financial sense.

What is NDL warranty coverage?

NDL means No Dollar Limit: the manufacturer covers the full cost of repairing a defective roof system — materials and labor — with no maximum payout, rather than capping liability at a dollar figure. It sits above material-only and standard system warranties, and manufacturers only issue it on a complete single-brand system installed by a contractor certified in their top tier, inspected at completion, with documented maintenance afterward.
