What the estimator can’t see
Satellite imagery measures your roof accurately. It can’t look underneath it. These are the things found at the free on-site service and maintenance check that can move the number:
- Rotten or delaminated decking under the shingles
- Extra layers that have to come off before the new roof goes on
- Structural repairs, or rework where a previous roof was done badly
- Skylights, chimneys, and unusual flashing details
- Difficult access, steep pitch, or landscaping in the way
- Permit and HOA requirements specific to your city

Questions about the estimate
How does the instant roof estimator work?
You type your address. The estimator pulls current satellite and aerial imagery of that roof, measures its facets, pitch, and total area, adds a 15% waste factor, and multiplies by our published rate. You see a real price in about 30 seconds without talking to anyone.
Is the online estimate free, and do I have to give my phone number?
It's free, and yes — the estimator asks for your name, email, and phone along with your address, and you confirm you're happy to hear from us. What you don't do is sit through a sales visit to find out the number: your price range comes back on screen in about 30 seconds, and you can compare it against our published rates on this page before you ever speak to anyone.
How accurate is a satellite roof measurement?
The measurement itself is accurate — it's the same aerial-imagery method insurance adjusters and roofing suppliers use. What imagery can't see is condition: rotten decking, hidden layers, or structural repairs underneath. Those are found at the free on-site service and maintenance check, and they're the main reason a final proposal can differ from the online range.
What does 'effective roof area' mean on my estimate?
Your measured roof area plus 15% waste. Roofing material gets cut to fit hips, valleys, and edges and the offcuts are thrown away, so every roof consumes more material than its bare measurement. We show that factor instead of hiding it inside the rate.
Can I get an estimate for tile, metal, or a commercial roof?
The instant estimator prices asphalt shingle replacement on residential roofs. For tile, metal, flat, or commercial work, call the office nearest you — those systems price on the specific roof rather than a flat per-square-foot rate.
Does an online estimate lock in my price?
No. Your signed written proposal is the binding number. The online range tells you honestly what our published rates produce for your measured roof, so you can budget and compare before anyone comes out.
Do I have to own the home to get an estimate?
Yes. We price roofs for the person who owns the property. If you rent, your landlord or property manager has to be the one to request it — we can't quote or schedule work on a home you don't own. If you're buying and haven't closed yet, we can still measure it so you know the number going in; just tell us that when we call.
Which areas do you actually serve?
Central Florida, out of Clermont, Orange City, and Bradenton. That covers Lake, Orange, Seminole, Volusia, Polk, Marion, Manatee, and Sarasota counties and the towns around them. We are not a national company and we don't sell your information to one — if your roof is outside that footprint, the estimator will still measure it, but nobody from Noland's will be able to come out, and we'd rather tell you that here than after you've waited on a call.
I live in a condo, duplex, or townhome. Will the number be right?
Probably not on its own, and it's worth knowing why. Satellite imagery sees one continuous roof, so on an attached building it measures the whole structure — which can make your estimate look roughly double what your share would be. Run it anyway if you like, then tell us it's attached when we call and we'll price your portion properly. If your roof is governed by an HOA or condo association, they usually control the roof entirely, and that's a conversation to have with them first.
Why do you need my real street address?
Because the address is the measurement. There's no roof to measure without it — a city, a ZIP, or "Florida" gives the estimator nothing to work with, and the estimate comes back empty. It's the one field we genuinely can't work around.

Sí. We have Spanish-speaking staff at the office and Spanish-speaking crews in the field. Fill out the estimator normally and tell us Spanish is your preference when we reach out, or call (352) 242-4322 and ask for someone who speaks Spanish. Nadie va a apurarte por el idioma.
I filled this out by mistake. How do I stop the calls?
Reply STOP to any text and the texts end immediately. Tell whoever calls that you're not interested and we mark the file closed — you won't get chased. It happens more than you'd think from an ad, we're not offended, and there is no penalty for changing your mind.
My roof is only a few years old. Is there any point?
Sometimes. If it's under about five years old and you have no leaks, you don't need us and we'll say so on the phone. Where it can still be worth the 30 seconds: knowing today's replacement number for insurance purposes, or if your carrier has sent you anything about the roof's age. If a carrier letter is what brought you here, run it — that's a clock you didn't start and it's worth knowing your number before it runs out.
