Soffit & Fascia Repair in Kissimmee, FL
Nobody is standing in the driveway
Soffit and fascia damage is not usually discovered by an inspection. It is discovered by a homeowner who notices, over a few months, that a gutter is starting to sag or a panel has come loose at one end. That slow noticing is what keeps a small repair small.
A large part of Kissimmee's housing does not have anyone doing that. Short-term rentals, second homes and investment properties sit empty between guests, and the people who do pass through — cleaners, guests, a management company on a turnaround — are looking at the inside of the house against a checklist. They are not looking up at the roofline, and there is no reason they would.
So the damage runs longer here before anyone finds it. And the way it eventually gets found is the expensive way: water inside during someone's stay, which is a repair plus a refund plus a review, rather than a repair.
That is the whole argument for looking at a rental roofline deliberately rather than waiting to be told. Nothing about the materials in Kissimmee fails differently. The discovery is what is different.
What we do differently for absentee owners
If you are out of state, or out of the country, the process is built around that rather than treated as an exception.
We inspect and photograph everything, and you get a written scope you can read wherever you are before anything is agreed. We would genuinely rather you look at pictures of your own roofline and make a decision than approve work over the phone on our description of it. If you have a management company we will coordinate access with them, but the scope and the decision come to you.
Scheduling works the same way. Trim work is entirely external, so it does not need access to the inside of the house — but it is noisy and it means ladders around the building, which is not what a guest paid for. Tell us your booking gaps and we will work into them. For an occupied week we would rather wait.
The things that are specific to this housing
Two details come up here more than elsewhere.
The first is screen enclosures. Pool cages and lanais attach to the structure, and where an enclosure meets the roofline there is a junction that can hold water against the trim or restrict airflow into the soffit. Where the enclosure was added after the house was built, that detail is worth a look while we are already up there.
The second is wildlife. An empty house is an attractive one, and a small gap at the eave becomes an entry point faster when nobody is coming and going. We close the opening and repair the trim it went through — but if something is living up there now, it needs to be cleared out by a trapper first. Sealing an active nest in is worse than leaving the gap.
We cover Osceola County from the Clermont office, and inspections generally land within the same week. Whatever we find is photographed and written into a scope you keep, whether you hire us or not.

Soffit & Fascia Repair in Kissimmee — common questions
I own a rental here but do not live in Florida. How does this work?
Normally. We inspect, photograph everything and send you a written scope you can read from anywhere before you decide. We do not need you on site for the inspection, and we would rather you approve a scope you can actually see than take our word for it over the phone. If you have a property manager we will coordinate with them, but the scope goes to you.
My management company says it is fine. Should I get it checked anyway?
A management company is looking at the property from the inside and from the driveway, which is exactly where soffit and fascia damage does not show. That is not a criticism of them — it is not what they are there for. If the house is fifteen years or older and nobody has specifically looked at the roofline, it is worth an inspection.
Can you work around guest bookings?
Yes, and we plan for it. Trim work is external, so it does not require access to the inside of the house, but it is noisy and it involves ladders around the building. Tell us your gaps and we will schedule into them. For occupied weeks we would rather wait than have a crew working over somebody's holiday.
Something is nesting in the eaves of my rental. Is that a roofing job?
The opening is. We close the gap and repair the trim it went through, which is the part that stops it happening again. We are not a wildlife removal service though, so anything currently living up there needs clearing out first — get a trapper in and we will seal properly behind them. Sealing an active nest in is worse than leaving it open.
Does the pool cage or lanai come into this?
It often does. Screen enclosures attach to the structure, and where they meet the roofline there is a detail that can trap water or block airflow into the soffit. If your enclosure was added after the house was built, that junction is worth looking at while we are up there.
How quickly can you get out to Kissimmee?
We cover Osceola County from the Clermont office and inspections generally land within the same week. If a guest has reported an active leak, tell us that when you call and we will move it up — dry it in first, diagnose properly afterwards.
