Interior repair and rebuild after a leak

Water that reaches the inside of a house leaves ceilings, walls, trim and sometimes floors in need of work. Noland’s rebuilds those rooms under building contractor license CBC1268061, and when the water arrived through the roof, the same company repairs it under CCC1335461.

Wiring and pipe work comes from licensed partners we schedule. Tell us which rooms are affected and we explain what happens next.

Everything between the open wall and the finished room

A typical scope pulls from the list below, and your written version names only the items your rooms need.

  • Ceiling board that stained, sagged or was removed, from one patch to the whole ceiling
  • Wall board that took water running down from above
  • Studs, plates and joists that soaked or rotted
  • Insulation replaced where it was saturated
  • Texture, primer and paint for a repair or an entire surface
  • Swollen baseboards, door casing and trim
  • Vanities, cabinet bases and flooring the water reached

Patches, full ceilings and popcorn texture get more detail on drywall and ceiling repair, and new floors are described on flooring installation.

How an interior rebuild runs

  1. Trace the damage to its cause

We walk each affected room and follow the moisture back toward its origin. When the origin is the roof, that repair joins the plan, since a new ceiling under an open roof stains again.

  2. Put the whole job on paper

Demolition, framing, board, texture, paint, trim, flooring and partner trades each become their own line, so you can ask us to split or merge any of them.

  3. Open only what has to open

Wet board, soaked insulation and swollen trim come out. If framing is exposed, someone looks at it before the cavity is closed again.

  4. Sequence the licensed trades

Florida-licensed electricians and plumbers that we coordinate finish their rough work while the wall is open, and nothing is hung until they are done.

  5. Close, finish and clean up

Framing fixes, new board, matched texture, primer, paint and trim go in, followed by new flooring when the scope includes it.

Stop the water, dry the room, then build

Order matters inside a wet house. Water is stopped first, damp materials dry second and rebuilding comes last. How we handle the first two is laid out on water damage restoration, and this page picks up where that one ends.

Roof-origin leaks start with roof leak repair or storm work under hail and storm repair. Framing that has lost strength is addressed through foundation and structural repair.

Licensed trades behind the wall

Opening a wall often exposes wiring or supply lines that need attention first. Florida-licensed electrical and plumbing partners handle those items, and they are booked ahead of board work so the room is not opened twice.

Our own scope is carpentry, board, finishing and roofing under CBC1268061 and CCC1335461. License numbers appear per FS 489.119.

What shapes an interior repair price

Nobody can fix a number before seeing the rooms or photos of them. These inputs change it:

  • Rooms involved and the ceiling and wall area replaced
  • Whether framing, insulation, cabinets or floors need work
  • Access, ceiling height and the finish that must blend in
  • Paint scope: patch, full wall or entire room
  • Permits and the partner trades the job requires

Surprises found after demolition arrive with photos before we ask you to approve extra work. Browse the full menu of related jobs on the interior and exterior repairs hub.

Interior repair: common questions

What counts as an interior rebuild?

Repairing the rooms after water got into them: taking out ruined material, correcting framing, hanging and finishing board, matching texture, painting, replacing trim and sometimes flooring. It runs under building contractor license CBC1268061.

Will you fix the roof that let the water in?

Yes, under roofing license CCC1335461. Doing both with one company means the opening is shut before the new ceiling goes up.

Are electrical and plumbing part of your crew?

No. Licensed electrical and plumbing partners do that work and we coordinate their visits. We never present their trade work as ours.

Is a single room a reasonable project?

Yes. One ceiling, a hallway wall or a single bathroom is a regular job. When several rooms share one cause, each room becomes its own line in the scope.

Do floors get replaced in the same job?

When the scope includes them. Flooring that stayed wet or swelled is replaced during the rebuild, and the flooring page lists the materials we install.

Can the repair blend with the existing walls?

That is the aim of texture matching and of repainting a full wall or ceiling when a patch would be visible. We copy orange peel, knockdown or smooth finishes from the surrounding surface.

Does interior work need a permit?

Cosmetic repairs seldom do, while structural, wiring and plumbing changes usually do. Your city or county decides, and the written scope names which items need one.

How do you price an interior repair?

From photos or a walk-through, never a guess. The room count, board area, framing, insulation, flooring, access, finish scope and partner trades all feed the number.
