Water damage restoration that starts at the roof leak
Most water damage in Central Florida homes begins above the ceiling. Noland’s closes the roof opening first, then removes what the water ruined, coordinates drying and rebuilds the rooms below, so the same company answers for the roof and for the ceiling.
Our water damage line is open 24/7. Call the Clermont or Orange City office, or send the form below, and describe which rooms are wet and whether the roof has already been patched.

One contractor from the shingles down to the paint
Rain finds a failed flashing, a cracked vent boot or a lifted shingle, then follows the decking and insulation until a brown ring appears on the ceiling. Painting that ring leaves the opening in place, and patching the roof leaves the wet drywall in place. Both jobs have to happen, in the right order.
Because we hold roofing license CCC1335461 and building license CBC1268061, the two scopes can be planned together. If you are still hunting for the entry point, start with roof leak repair, or book a roof inspection. A storm opening is covered under hail and storm repair.
How a water damage job runs
Close the opening
Water keeps spreading for as long as rain can reach the roof deck, so the first visit goes to the entry point. Our roofing crew tarps or repairs it directly instead of handing you to another company.
Map the wet areas
A moisture meter and a camera tell us how far the water traveled through ceilings, walls and insulation. The stain you can see is usually smaller than the wet area behind it.
Pull what cannot dry
Saturated drywall, soaked insulation and swollen trim are cut out and hauled off. Floors, furniture and doorways are covered while demolition happens.
Dry the structure
Framing and any materials left in place need to read dry before they are covered again. When the job calls for air movers, dehumidifiers or a drying specialist, the written scope lists them and we arrange the visit.
Rebuild the rooms
New board, taped joints, matched texture, primer, paint and trim go back in under our building contractor license, closing the loop from roof to finished ceiling.
Remediation and restoration, in plain terms
Homeowners with wet drywall often search for a restoration or remediation company. At Noland’s that phrase covers closing the roof opening, tearing out ruined materials, arranging drying and putting the finished rooms back together.
We are not a flood-cleanup crew, and we do not pump out standing water after a plumbing failure. When your damage began somewhere other than the roof, a specialist handles extraction, and we return for the rebuild.
What we rebuild
- Ceiling drywall that stained, bowed or had to be cut out
- Wall board where water ran down from the ceiling or the roof edge
- Insulation that soaked through and cannot be reused
- Orange peel, knockdown or smooth texture matched to the room
- Primer and paint on the repair, or on the whole ceiling when a patch would show
- Baseboards, casing and crown molding that swelled
- Floors and cabinet bases the water reached, when the scope includes them
- Rafters, joists or sheathing softened by repeated leaks
Rooms that need framing, trim and flooring along with board work belong to interior repair and rebuild. Patches and whole-ceiling replacement, including popcorn texture, are explained on drywall and ceiling repair. Floors that cupped or lifted are covered on flooring installation and replacement. Rot in rafters or wall framing moves to foundation and structural repair.
Ceiling damage after a leak: your first hour
- Keep people and pets clear of any bulging or sagging section, and never press on it.
- Photograph the stain, the room and any dripping from a safe position.
- Switch off power to the wet area if water is near fixtures, outlets or the panel, and call a licensed electrician.
- Set containers under active drips and note whether the stain grows after rain, which helps locate the entry point.
- Call the Clermont or Orange City office and describe what you see.
Records you can share
Every affected area is photographed and measured, and you receive an itemized written scope with the roof work, drying coordination and each rebuild step on its own line. Hand it to anyone who needs to see what happened and what was done. Other jobs that often follow a leak are listed on our interior and exterior repairs hub.
Licensed partners for wiring and pipes
Work inside the wall on circuits or supply lines belongs to Florida-licensed electrical and plumbing contractors. We build the schedule so ceilings stay open until their visit is complete.
What moves the price
No total makes sense before someone has seen the damage or photos of it. These items change the number:
- The roof repair needed to stop the water, priced as its own line
- Rooms affected and the square footage of ceiling and wall replaced
- Insulation, floors, cabinets or trim reached by the water
- Ceiling height, access and the texture to match
- How much paint the result needs: a patch, a ceiling or the room
- Specialist drying or trade work outside our own licenses
Anything found behind the wall after demolition is photographed and shown to you before added work begins.

Water damage restoration: common questions
Can I call about water damage in the middle of the night?
Yes. Our water damage line runs 24/7, so a Clermont or Orange City office answers at any hour. Tell the dispatcher which rooms are wet and where you think the water is entering.
What does Noland's cover when water gets into a house?
We handle leaks that start at the roof or a storm opening. That means closing the opening, documenting what got wet, removing ruined materials, coordinating drying and rebuilding ceilings, walls and finishes.
Do you handle flooding or a burst pipe?
Our specialty is water that comes through the roof. For a pipe failure or ground flooding, a licensed plumber stops the source, and we can rebuild the drywall, trim and floors once the structure is dry.
Which licenses apply to the work?
Roof work runs under Florida roofing license CCC1335461 and the interior rebuild under building contractor license CBC1268061. Each gets its own scope so the lines are easy to read.
How will I know how far the water went?
Readings from a moisture meter plus photos with measurements. Together they show which materials are still wet, including areas past the visible stain.
Who handles wiring and pipes in a wet wall?
Florida-licensed electrical and plumbing partners that we coordinate. The wall stays open until they finish, then we close and finish it.
What should I do before anyone arrives?
Move people and pets away from sagging ceilings, photograph the damage from a safe spot, shut off power to wet areas and set containers under drips. Then call us with what you see.
How is the price of a water damage job set?
By the roof repair involved, the number of rooms, the wall and ceiling area, whether insulation or floors were reached, and any specialist drying. Photos let us give a first range before a visit.
Do you serve my town?
The service areas section lists every city we cover. Call an office with your address and we confirm scheduling.
