Surfaces we wash

Sun, humidity and rain coat almost everything outdoors in Florida with algae and grime. Washing restores the color of concrete and stucco and removes slick growth from walkways and pool decks. Each material needs its own method, which is why a single pressure setting cannot serve the whole house.

Driveways, walkways and patios

Concrete holds oil, rust, algae and tire marks. A surface cleaner lifts them evenly and avoids the stripes a hand wand leaves behind.

Pavers

Joints between pavers trap green growth and weeds. We wash at a pressure the paver can take, clean the joints and rinse the area. Sealing is a separate scope once the stones are clean and dry.

Painted stucco and siding

Walls get a low-pressure soft wash, because strong pressure can strip paint and push water behind siding or into window frames. The solution loosens dirt and green growth, and a gentle rinse carries it off.

Gutters, soffit and fascia

Stained gutter faces, soffit panels and fascia boards are washed at low pressure. If we find damaged material, we say so and point to the repair.

Pool decks, fences and screen enclosures

Pool decks and fences take a moderate wash. Screens need a gentler method, so describe what you have.

Pressure or soft wash: picking the method

Concrete drives can handle real pressure, while painted walls, stucco and screens cannot. For those we apply a soft wash, where low pressure and a cleaning solution do the work and a gentle rinse follows. The wrong method can etch concrete, strip paint or force water behind siding.

Why this crew

  • They already handle gutters, soffit, fascia and siding, so they notice where those parts trap water and hide damage.
  • Washing that exposes rotted fascia, loose gutters or damaged siding leads straight to soffit and fascia repair, gutter work or siding repair.
  • Clean frames and glass pair well with window replacement when old units are due.
  • A single written price covers washing plus any trim or siding fix.
  • Washing before a paint job hands the next crew a clean surface.

Concrete cracks and stains that show up

A clean slab reveals cracks that grime used to hide. Hairline shrinkage is common, but widening gaps or sunken edges deserve a look through foundation and structural repair. Dark runs on exterior walls below a leak point are different; they may involve water damage restoration inside.

How a washing visit runs

  1. You send your address, the surfaces and approximate sizes, with photos if you have them.
  2. We reply with a written price that lists each surface.
  3. Plants, outlets, vents and furniture near the work zone are protected.
  4. Each surface is washed with the pressure and solution that suits it.
  5. We rinse, clear debris from hard surfaces and leave the property tidy.

What moves a washing price

  • Number of surfaces and their size
  • How heavy the staining is, including rust, oil or thick algae
  • Surface type: concrete, pavers, painted stucco or siding
  • Height, access and story count for house washing
  • Paver sealing or other add-ons you want priced

Runoff is managed with care, with cleaning solution kept away from storm drains and landscaping where possible under local rules. Related exterior jobs are collected on the interior and exterior repairs hub.

Pressure washing: common questions

Which surfaces do you clean?

Exterior surfaces around the home: driveways, walkways, patios, pavers, siding and stucco, gutters, soffit and fascia, pool decks and fences.

Is power washing different from pressure washing?

In everyday talk they mean the same thing, though some contractors use power washing to mean heated water. For your home, the pressure and cleaning solution matched to each surface matter most.

What does house washing involve?

A soft wash of the exterior walls: a cleaning solution loosens dirt and green growth, then a low-pressure rinse removes it. It is kinder to paint, siding and stucco than high pressure.

Can pavers be sealed after washing?

Sealing can be added to the scope once the pavers are clean and dry. Mention it in the callback form if you want it priced.

Will washing hurt my plants?

We wet and cover vegetation where needed and steer runoff away from beds. Tell us about gardens, pets and pools so the visit is planned around them.

Why hire a contractor that also fixes gutters and siding?

Our crews already work on gutters, soffit, fascia and siding, so they understand how those parts hold dirt and water. You get one written price for the cleaning and any repair it uncovers.

How is a washing job priced?

By the surfaces, their size, how soiled they are, access and water supply. Send the address, surfaces and rough square footage for a written price.

What should I include in my request?

Your city or ZIP, the surfaces to clean, their approximate size and any stains such as rust or oil. Photos help.
