Foundation and structural repair for Central Florida homes
Noland’s repairs foundation cracks, damaged slabs and stem walls, and framing weakened by rot or termites. The work runs under Florida Certified Building Contractor license CBC1268061, and any repair that needs design is engineered and sealed by a Florida-licensed professional engineer. We build; we do not practice engineering.
A structural repair assessment comes first. We look at the damage, document it and explain which repair makes sense and whether an engineer should weigh in beforehand.

What we repair
Structural repair assessment
We study the visible damage, take measurements and photos, and write down what we see. The findings say whether the issue is cosmetic, needs a repair from us or needs a licensed engineer first.
Foundation crack repair
Hairline shrinkage lines, wider splits in a slab, stem wall or block wall and cracks that admit water are examined and repaired with a method suited to each. Some are cosmetic, and others signal movement that calls for an engineer.
Slab and stem-wall repair
Spalled, cracked or broken concrete at a slab edge, stem wall or step is cut back, rebuilt and finished. Exposed reinforcing steel is addressed within the scope.
Rotted and termite-damaged framing
Sill plates, rafters, joists, headers, studs and ledgers that decayed or were eaten are repaired or replaced. A licensed pest control company treats the termites, and we rebuild what they left.
Engineered repairs
When a repair touches a structural member or the permit office wants drawings, a Florida-licensed professional engineer designs and seals it, and we build to that design.
Permits and inspections
Structural repairs generally need a permit. We apply for it, book the inspections and keep the paperwork.
Where the license stops and the engineer starts
FS 489.105(3)(b) lets a Florida Certified Building Contractor build and repair structures, structural components included, within its scope. Design is a separate matter. If a repair affects a structural member, or the building department requires it, a Florida-licensed professional engineer evaluates the condition and seals the design. Noland’s does not stamp drawings.
Tell us if a crack keeps growing, a wall leans, doors and windows suddenly bind or a floor slopes. Those signs often call for an engineer before any repair, and we would rather refer you than guess.
What is outside this service
This page covers repair work rather than specialty foundation systems. Noland’s does not perform sinkhole remediation, piering or underpinning, house leveling or geotechnical investigation. For those concerns, start with a geotechnical or structural engineer, and we can help with repairs and finishes once their plan is set.
Wood rot, termites and the roof above
In a Florida house, rot is typically water over time. A slow roof leak, failed flashing or clogged gutter soaks fascia, rafters, decking and wall framing, and termites move into the softened wood. Rebuilding the frame without stopping the water just repeats the damage.
Since we also roof, one company can repair the leak and the structure. Begin with roof leak repair or a roof inspection, and look at gutter repair when drainage is to blame. Then rebuild interiors through water damage restoration and drywall and ceiling repair.
How a structural repair unfolds
- You describe the damage and send photos, and we book the assessment.
- Photos and measurements become written findings.
- If an engineer is required, a Florida-licensed professional engineer evaluates the condition and seals the repair design.
- A written scope and price arrive, and we apply for the permit when one is needed.
- We make the repair, schedule building department inspections and finish the surfaces.
What shapes a structural quote
- How far the damage reaches and how many members are involved
- Whether engineering, sealed drawings or a permit are needed
- Access, including crawl spaces and tight attics
- Whether the cause, such as a leak, still needs repair
- Finish work afterward: board, stucco, paint and trim
Bigger projects can be spread out; see our financing options. If the repair clears the way for new living space, ADU construction is the next step, and interior repair and rebuild restores the rooms. The interior and exterior repairs hub lists the rest.

Foundation and structural repair: common questions
Does Noland's repair foundations?
We repair the damage that falls within a Florida Certified Building Contractor's scope: cracks, slab and stem-wall damage, and rotted or termite-damaged framing. Sinkhole, underpinning and leveling work are not offered.
Are you an engineering firm?
No. Noland's is a licensed building contractor. When a repair needs design, a Florida-licensed professional engineer supplies sealed drawings or a letter, and we build to them.
When does an engineer need to be involved?
Typically if a crack suggests movement, a repair affects a structural member, the building department asks for sealed drawings or you want an independent opinion. We tell you at the assessment if we think one is needed.
Which license applies?
Florida Certified Building Contractor license CBC1268061, within the scope described in FS 489.105(3)(b). Our Florida Certified Roofing Contractor license is CCC1335461.
Do you fix termite damage?
We repair the structural harm to sill plates, rafters, joists and other framing. Eliminating the termites falls to a licensed pest control company, ideally before repairs are closed.
Can framing rotted by a roof leak be repaired?
Yes. Long-running leaks can rot decking, rafters and fascia, and we repair the framing along with the roof, so one contractor handles the leak and its result.
Will the repair need a permit?
Structural repairs usually do, though requirements vary by city and county. We handle the application and inspections for work we perform.
Can a bigger repair be financed?
Our financing page lists options for larger projects. Terms and approval come from the lender, while the written scope and price stay the same.
What changes the cost?
The extent of damage, the members involved, access, engineering and permits, and the finish work afterward. No total is given before the assessment.
