Sarasota County's seat is the city of Sarasota, and both it and North Port have their own pages here.

The county is defined by its barrier islands. Siesta Key and Longboat Key sit out front taking the Gulf directly, and the built-up mainland sits behind them. Then the county reaches a long way inland and south to North Port, which is a genuinely different environment — far enough from the water that salt stops being the main story and ordinary inland wear takes over.

Roofing here skews heavily toward tile, particularly across the newer and higher-end development, and tile behaves in a way that regularly misleads owners. The tile itself is durable and can look immaculate for decades. The underlayment beneath it — the layer actually keeping water out — has a much shorter life. By the time a leak appears, the waterproofing has usually been failing quietly for some time, and the fix involves lifting and resetting tile rather than simply patching.

On the keys, add salt corrosion at every fixing to that picture. Two roofs of the same age, one on Siesta Key and one out at North Port, are rarely in comparable condition.
