Osceola County's seat is Kissimmee, which is also its largest city and the town we keep a dedicated page for.

What defines work in Osceola is the sheer reach of the place. The northwestern corner is continuous with the Orlando suburbs — tight lots, tile and architectural shingle, subdivisions built close together. Then the county keeps going south and east for a very long way indeed, out past St. Cloud into open cattle country and eventually toward the marsh. Two addresses that both say "Osceola County" can be the better part of two hours apart.

That is the honest reason we sometimes ask precisely where you are before committing to a window, and why an address at the far southern end may get a different answer to one near the parkway. We would rather say so on the phone than book you in and disappoint you.

The building stock splits along the same line. Up north the roofs are largely newer subdivision work, densely packed, where one street reaching the end of its service life usually means the whole street is close behind. Out in the rural south there is far more standalone property with nothing upwind to break the weather — buildings that take the full force of a storm front with no neighboring rooflines to shelter them, and which often go years without anyone looking at the roof at all because there is nobody next door to notice.

Do you cover all of Osceola County?

We cover the populated north and west comfortably. The county continues a very long way southeast into cattle country, and out there we would rather you called first than have us send a truck ninety minutes for a look we cannot follow up on.

Is Kissimmee both the largest town and the county seat?

Yes, which is not true everywhere we work — in Polk the seat is Bartow rather than Lakeland, and in Sumter it is Bushnell rather than The Villages. In Osceola the obvious answer is the right one.
