How Long Does a Roof Last in Florida? Shingle, Metal and Tile
2026-10-26 · Noland's Roofing
Architectural shingles generally last 25 to 30 years in Florida, three-tab shingles 15 to 20, and metal 40 to 70, while good tile can outlast the underlayment beneath it by decades. Those are the ranges we see across Central Florida, and they describe materials, not your roof. Installation, ventilation, shade and storm history decide where your roof lands.
How does Florida weather age a roof?
Sun does the slow work. Constant UV exposure bakes the surface of a shingle, and the granules that protect it wash off into the gutters over time. In Central Florida, UV and granule loss are usually what limits a shingle roof, more than cold-weather cycling does in the north.
Storms do the fast work. Wind lifts shingles and flashing, debris strikes the surface, and heavy rain finds any weak point. Humidity and shade matter too: a slope under mature oaks stays damp longer than an open one. That is why two roofs of the same age on the same street can be in very different shape.
How long do asphalt shingles last in Florida?
Architectural shingles generally run 25 to 30 years, and three-tab shingles closer to 15 to 20. For a closer look at the difference between the two, see our architectural vs. 3-tab shingle guide.
Treat the range as a planning window, not a countdown. A well-ventilated roof with a careful installation can reach the top of it, and a roof with poor attic airflow or repeated storm damage can fall short. The manufacturer's written warranty is a separate document from the lifespan, so read its terms rather than assuming they match. Noland's is a CertainTeed Premier Roofing Contractor, and every replacement carries a 5-year workmanship warranty on top of the manufacturer's coverage; our CertainTeed shingles page explains the 5-Star warranty, whose terms come in writing from CertainTeed.
How long does a metal roof last in Florida?
Standing seam and corrugated metal typically run 40 to 70 years, well past a typical shingle roof. The panels usually outlive the fasteners and sealant details around them. That is why we ask how the panels are attached and how penetrations are sealed before we ask about the brand.
Warranty terms are a different question from service life. The Guardian standing seam system we install publishes manufacturer terms of up to 50 years, transferable, with 30 years on coating cracking, flaking and chipping and 40 years on chalking and fading. Guardian's figures were read from myguardianroof.com on August 24, 2026, and the terms for your roof arrive in writing from the manufacturer. Details are on our Guardian metal roof page, and the price side of the decision is in our metal roof cost guide.
How long does a tile roof last?
Concrete and clay tile last decades, and good tile keeps going far longer than the layer beneath it. The tile is a rain screen. The waterproofing is the underlayment underneath, and that layer wears out on a schedule measured in decades while the tile itself continues.
So a tile roof that leaks is rarely a tile problem. When the tile is sound and the underlayment is spent, the honest job is to lift and stack the tile, replace the underlayment and set the tile back. Our tile roofing page covers that work, and our tile vs. shingle guide compares the two systems.
What are the signs it is time to act?
No single sign settles it, but these are worth taking seriously:
- Granules collecting in gutters or at the downspout.
- Shingles that curl, crack or lift, or tile that is broken or slipped.
- Leaks or ceiling stains that return after a repair.
- Daylight or damp insulation in the attic.
- Missing pieces or damaged flashing after a storm.
Never climb onto a roof to look. A ground-level view cannot show the flashing, underlayment or decking, so ask a qualified roofer to document what is there. Our post-storm roof guide and fall roof checklist list what a homeowner can safely note from the ground.
Repair or replace?
Repair makes sense when the damage is limited, the surrounding roof is serviceable and the deck is sound. Replacement is usually the better answer when deterioration is widespread, the deck needs substantial work, or repeated repairs stop solving the problem. Age is one factor, not the whole answer, and a roof near the end of its range can still have life left.
Florida's 25% rule can also shape what a repair requires, so keep your permit and inspection records. Our repair or replace guide and 25% rule guide walk through both.

Quick answers
How long does a shingle roof last in Florida?
Architectural shingles generally last 25 to 30 years and three-tab shingles closer to 15 to 20. In Central Florida, UV exposure and granule loss are usually the limiting factors. Those ranges describe the material, so installation, ventilation, shade and storm history can move your roof's actual life up or down.
How long does a metal roof last in Florida?
Standing seam and corrugated metal typically run 40 to 70 years. The panels usually outlive the fasteners and sealant details around them, so installation quality matters as much as the metal. A manufacturer warranty term is not a promise of the same service life.
How long does a tile roof last?
Good concrete or clay tile often outlasts the waterproof underlayment beneath it by decades. The tile sheds the bulk of the water, and the underlayment does the waterproofing, so an older tile roof with sound tile can still leak. Lifting the tile to replace the underlayment is often the honest fix.
How do I know my Florida roof is at the end of its life?
Look for granules collecting in gutters, curling or cracked shingles, repeated leaks, daylight in the attic and widespread lifted or missing pieces from the ground. None of these alone is a verdict. A photo-documented look at the roof, such as a Home & Roof Report Card, shows the actual condition.
