The arithmetic is public: measured roof area × 1.15 (15% waste) × $3.25 per effective square foot. One published rate for asphalt shingle replacement — no good/better/best ladder, and the same number whether you call in January or after a storm. Upgrades available upon request. What changes the number

  • Roof area — by far the largest factor, and the one the calculator measures directly.
  • Pitch — a steeper roof is more area than its footprint suggests and slower to work on.
  • Existing layers — a tear-off of two layers costs more to remove and dispose of than one.
  • Decking condition — rotten sheathing is replaced and re-nailed to current code, which is found once the old roof is off.
  • Permitting — which building department issues the permit varies by address, and so does the inspection schedule.

How much does it cost to replace a roof in Florida?

Noland's charges $3.25 per effective square foot for asphalt shingle replacement — measured roof area plus 15% waste. A 2,000 sq ft measured roof is 2,300 effective sq ft, about $7,475. A 3,000 sq ft roof is 3,450 effective, about $11,200.

Is this roof cost calculator free?

Yes, and it does not require a phone call, an appointment, or a salesperson visiting your house. Enter an address and the price appears on screen. You choose whether to go further.

How does the calculator measure my roof?

From recent satellite imagery of the address you enter, combined with roof pitch data. Nobody visits the property to produce the number. It is the same measurement our own crews start from.

How accurate is a satellite roof measurement?

Accurate enough to price from, which is why we contract on it. Satellite measurement slightly undercounts hips, ridges and valleys, and the 15% waste factor built into effective square footage is what absorbs that.

What changes the price of a roof replacement?

Roof area first, then pitch, the number of existing layers to tear off, whether any decking has rotted and needs replacing, and which building department permits the job. Tile and metal are different products and priced separately.

Does the calculator price tile or metal roofs?

The published $3.25 rate is asphalt shingle. Tile, metal and flat systems are quoted separately because the materials and labour differ substantially. Call any of our three offices for those.
