We Measured 277 Central Florida Roofs by Satellite. Here's What They Actually Measure.

Ask ten roofing websites what a roof costs and you'll get ten versions of "it depends on the size of your roof" — and no data on what roofs actually measure. We have that data. Our online estimator measures real roofs by satellite every day, and this summer it measured 277 Central Florida homes.

Here's what they measured, and what each size costs at our published rate.

The headline number

The median Central Florida roof in our data measures 2,635 square feet. At our published asphalt shingle rate — $3.25 per square foot of effective area (measured roof plus 15% waste) — that median roof prices at about $9,850 today.

The average is higher, 2,967 square feet, because big roofs pull the mean up. Nearly 4 in 10 roofs we measured (38.6%) came in at 3,000 square feet or more.

Only 27% of the roofs we measured came in under 2,000 square feet. If you've been budgeting off your house's living area, that's the trap: pitch, overhangs, garages, and porches all add roof you can't see from the front yard.

These are small samples — single neighborhoods can swing a city's number — so treat them as early signal, not gospel. We'll update this page as the dataset grows. The pattern worth noticing: the Gulf coast and west-Orlando suburbs (Bradenton, Winter Garden, Venice) are trending larger than the inland cities, which tracks with newer, bigger housing stock.

Method note

Data: 277 residential roof measurements from our online estimator, June 9 – August 18, 2026, across Central and Southwest Florida. We filtered to realistic residential sizes (500–15,000 square feet of measured roof area) and excluded test entries. Sizes are measured roof area, not effective area. Prices are today's published asphalt shingle rate applied to those measurements — historical quotes in the period varied as pricing changed. City medians use only cities with at least 7 measurements.

Across 277 homes we measured by satellite between June and August 2026, the median roof measured 2,635 square feet and the average was 2,967 square feet. Half of all roofs fell between roughly 1,914 and 3,536 square feet.

Is my roof bigger than my house's square footage?

Almost always. Pitch, overhangs, garages, and porches all add roof area that living-area square footage doesn't count. That's why we measure the actual roof by satellite instead of guessing from county records.
